Capital Improvements are annual improvements/replacements
such as roofs, heating and air-conditioning systems, flooring,
etc., that are funded by the District's building or general
funds budgets. These projects are designed and managed
by the Architectural and Engineering Services Group.

- Accessibility Requirements
Install brail signage at Sacajawea Middle School; install
a wheelchair ramp at the west courtyard entrance at Finch
Elementary school; and install curb cuts and ramps, and
perform other alterations to provide wheelchair access to
the ball fields at Shadle Park High School.
- Acid Storage Cabinets
Provide acid resistant, ventilated chemical storage
cabinets for science programs at all District high schools.
- Admin. Bldg. Reorganization
Improve workflow processes by facilitating “team” workspaces,
correct workspace related ergonomic issues, and provide
room for additional staff members within the available space
of the Payroll Dept.
- Architectural Modifications – Ferris
Erect protective coverings (frame and stucco) over the
pipe chases entering the buildings at the Ferris High School
campus. These pipe chases were installed as a part of the
Electrical Distribution System Upgrade.
- Asphalt Seal-coating
Repair of major cracks and/or seal coating of aged sections
of asphalt at Cooper, Jefferson, Indian Trail, Madison,
Moran Prairie, Ridgeview, and Woodridge Elementary Schools
to extend the life of the material.
- Ball Field Improvements
Make improvements to safety, drainage, irrigation, and
playability to the Rogers High School softball fields, so
as to provide equitable facilities for girls sports programs
at that facility.
- Basketball Backboard Improvements
Replace the aged and deteriorating hand-cranked basketball
backstops with electrically operated units at: Glover, Shaw,
Salk and Sacajawea Middle Schools.
- Bleacher Replacement
Replace the aged bleachers (40 yrs. old) at Salk Middle
School with new motorized bleacher systems meeting all pertinent
building, safety and access code requirements.
- Boiler Burner Replacement
Replace aged boiler burners with new energy efficient
two-stage units at Franklin Elementary (x 1) and Rogers
High School (1st of 2).
- Boiler Replacement – North Central
Replace old, leaking, and failing North Central boiler
with new energy efficient steel tube boiler(s).
- Bus Loading Zone – Ferris
Investigate and design and modifications to the Ferris
bus loading area to separate the special education buses
from the other buses so as to speed up loading and unloading
of students, to increase passenger safety, and to improve
access and egress of buses. This project is scheduled to
be implemented over the summer of 2002.
- Changing Stations / Toilet Rooms
Improve conditions of changing rooms / stations or toilet
rooms to facilitate working with multiply handicapped students,
and also reduce potential for L&I claims. Garry, Sacajawea,
and Shadle Park Middle Schools.
- Clock Replacement – Master Unit Only
Replace aged Simplex 943-9 master clocks (which we can
no longer get parts for) with new Simplex 6400 Master clocks
at Arlington, Holmes, Longfellow, Mullan Road, and Willard
Elementary Schools.
- CPTED Analysis Implementation
Safety or security related projects as outlined in the
CPTED (Crime Prevention Through Environmental Design) analysis
the District performed. (Very highest priorities only –
this is a multi-year implementation.)
- Door Replacement
Replace aged and failing entry doors with new units
at Adams Elementary (2 sets of double entry doors, and 4
individual entry doors) and Ferris High School gymnasium
(2 sets of double entry doors).
- Drainage Improvements – North Central
Prevent water from seeping through tennis courts and
north plaza and into classrooms and hallway in Industrial
Arts area below.
- Energy Efficiency Upgrades
Replace existing 50 hp, 30 hp, 20 hp and 10 hp motors
with energy efficient variable speed drives at 3 prototypical
elementary sites.
- Elementary Office AC
Complete the process of installing air-conditioning
in the elementary offices of Finch, Hutton, Lidgerwood,
and Lincoln Heights.
- Exhaust System for Workrooms / Copiers
Continue the process of improving the indoor air quality
of our early prototypical elementary schools by installing
direct exhaust on the main copier, and providing additional
exhaust and ventilation in the workroom and office area
at 3 additional locations.
- Fencing – New Installation
Install sections of new fence to improve safety, security,
and student management at Hamblen – Install fencing along
the north property boundary to separate the school from
Parks Department land, and also south from that boundary
along Crestline.
- Fencing – Replacement
Replace aged and deteriorated sections of fencing or
ball field backstops at Hart Field, Ferris, and Rogers.
- Fire Alarm Replacement
Upgrades to Ferris High School’s antiquated 110-volt
system with a modern low-voltage system.
- Fire Sprinkler Modifications
Per Fire Marshall – modify sprinkler piping in prototypical
elementary school mechanical rooms to provide coverage under
HVAC ducting.
- Fitness Centers
Provide facility modifications such as ventilation,
flooring, storage, lighting devices, electrical and data
wiring, etc. to support the fitness centers being developed
at North Central High School and Glover Middle School.
- Flooring – Tile and Carpet
Bancroft, carpet in office and 1 classroom, and VAT
in halls; Glover, library carpet & VAT in Rm’s 170,
172, 180, 185; Hutton, VAT in halls and some classrooms;
Linwood, continue classroom carpet and VAT replacement;
Ridgeview, continue classroom VCT replacement; Westview,
continue VAT replacement.
- HVAC Improvements
Improve the performance (heating, cooling, or ventilation)
of HVAC systems in overheated LAN/PBX rooms to protect the
district’s investment in technology equipment, and in cases
where new electrical transformers have substantially raised
the temperature of the space they occupy.
- Intercom System Expansion – Libby
Provide intercom connections, speakers and call switches
to locations throughout the Libby Center facility that have
never been tied into the existing intercom system.
- Lock Hardware Replacement
Replace failing, maintenance intensive lock mechanisms
and panic bar hardware at Ferris High School – this is a
continuation of a multi-phase hardware replacement project.
- Modifications to Stage – Bancroft
Modify the stage and adjoining locker room area to create
private, usable spaces for the 2 new counselors and a conference
space.
- Office Remodel / Expansion
Improve the working conditions, efficiency, and ergonomics
of the school office at Westview Elementary.
- Paint Spray Booth – Plant
Replace or substantially modify and upgrade the water-bath
paint spray booth at the Maintenance facility.
- Photography Lab Ventilation
Install or upgrade ventilation and exhaust in the photography
lab at Shadle Park High.
- Play Equipment Replacement
Replace aged, deteriorating and/or unsafe playground
equipment and ensure a 12” minimum containment pit depth
at Balboa, Indian Trail, Jefferson, and Ridgeview elementary
schools.
- Play Surface Material Replacement
Replacement of “soft-fall” material under playground
equipment, additional excavation to provide minimum 12”
containment pit depth, and installation of sub-surface rubber
matting under fall and landing areas at Adams, Arlington,
Cooper, Garfield, Hamblen, Longfellow, Moran Prairie, Mullan
Road, Regal, and Whitman elementary schools.
- Prototypical School Landing Barrier
Install a 6” high triangular cap along the top edge
of the landing railing in the prototypical schools, so students
can’t sit on the railing or stack books upon it. (18
sites)
- Re-key Facilities
Re-key facilities to increase security of the facility
while at the same time improving access and ease of use
by staff at Glover Middle School.
- Re-skin Operable Partitions
Replace torn and aged acoustic treatment on surface
of operable panels between music rooms and multi-purpose
room stage of 4 or 5 of our prototypical facilities.
- Roofing Issues – Membrane
Based upon recommendations of the 1998 roof inspection
reports - Replace sections of built-up and membrane roofs
at Jefferson Elementary, Sacajawea and Shaw Middle Schools,
Havermale Alternative School, and Rogers High School.
- Roofing Issues – Metal
Replace sections of metal roofs, flashings and caulking
as necessary due to age and deterioration, add ice breaks
and snow dams, and otherwise modify or improve the usefulness
or integrity of the metal roof systems of our older prototypical
elementary schools.
- Sidewalk Replacement
Replace the worst sections of sidewalk (due to settling,
cracking, or root damage) at Roosevelt Elementary, Hart
Field, and Ferris High School.
- Site Improvements - Ferris
Complete the restoration and improvements to the central
courtyard that were begun during the electrical distribution
system upgrades undertaken in 2000.
- Stage Curtain Cleaning / Fireproofing
Clean dirty stage curtains and re-apply fire retardant
according to schedule. By code the fire retardant must be
re-applied every 5 years.
- Stage / Fire / Acoustical Curtain Replacement
Replace old, deteriorating and failing stage curtains
at Adams, Garfield, Pratt and Willard. (This is a 50/50
match program, which means that the school or PTG must pay
for one-half of the cost.)
- Storage Shed Construction
Continue the process of providing CMU block permanent
storage sheds on the exterior of various facilities. In
this instance, such units were constructed at Grant, Regal
and Willard elementary schools.
- Tech-prep Lab – North Central
Create a Tech-prep lab at North Central High School,
similar to those at Ferris, Rogers and Shadle Park.
- Ventilation Improvements
Provide for the direct exhaust of copiers at the district’s
Administration Building. This project is being undertaken
to improve the indoor air quality at that facility by reducing
the airborne particulate and chemical contaminants exhausted
by a multitude of office copiers.
- Wood Floor Resurfacing
Sand or screen, paint, and re-seal wood floors in Adams
hallways (currently carpeted, which is old, ratty and torn),
Hutton gym (wood is splintering), and Ferris gym (safety,
maintenance and playability concerns).

- Accessibility Requirements - Various Locations
Upgrade parking lots, sidewalks, entryways, doorways, restrooms,
and other impediments to meet the Americans with Disabilities
Act standards.
- Asbestos Abatement
Remove asbestos containing materials.
- Ferris: acoustic treatment in auditorium building
corridors.
- Havermale: Boiler jacket insulation.
- Asphalt - Jefferson
Blacktop a 10' x 100' section of dirt on the East side of
the annex.
- Auto Turnout - Lidgerwood
Provide an auto turnout on Rowan Avenue. This project
was partially funded by a $10,000 grant received from the
Community Development District.
- Backup Generator - Plant/Warehouse Facility
Install a generator so that the Plant Department and
Warehouse can remain operational during power outages, and
thus continue to support the schools.
- Ball Field Improvements - Rogers High
Improve field drainage, relocate the Junior Varsety
Baseball field and batting cages, and modify safety fences.
- Bleacher Refurbishment
Refurbish the bleachers at Chase to reduce the likelihood
of damage to the bleachers themselves and to reduce the
possibility of injury to persons operating them. Replace
the nearly 40-year-old bleachers at Ferris and Sac with
new motorized units meeting all pertinent building and life/safey
code.
- Clock Replacement Whitman, Grant, Garfield & Madison
Replace the master clocks at these four sites due to
age, frequency of repair, and limited availability of parts.
- Drainage Improvements
- Sacajawea - Improve drainage at the West end of the
building at the Cafeteria.
- Hutton - Install a dry well, French drain or other
drainage improvements in the low point of the playground.
- Energy Management System Improvements - District Wide
Purchase and installation of up-to-date computers to
operate our Energy Management Systems and provide Direct
Digital Control to our HVAC controls. This project will
also provide the latest versions of the software control
packages used by our control systems. At the completion
of this project forty-two of our facilities are operating
on some type of EMS/DDC system.
- Fencing Needs
- Rogers: Replace fencing and modify retaining wall
along Wellesley Ave.
- ITSC: Provide additional fencing and security gates
to improve site security and reduce vandalism.
- Fire Alarm Replacement - Hamblen & Stevens
Install new fire alarm main panel and associated wiring,
switching, sensors, signal devices, etc. Provide capabilities
for self-testing and digital reporting of smoke detector
sensitivity to reduce the labor-intensive process of manually
testing and documenting this mandated procedure.
- Flooring - Various Locations
Replace old, unsafe, or deteriorating flooring materials
with new carpet, vinyl sheet goods, or vinyl tile products.
This project resolved aesthetic, safety, and indoor air
quality issues.
- Health Room Doors - Regal and Holmes
Cut a new doorway into the Health rooms and install
an appropriately rated fire resistant door.
- HR Job Kiosk - Administration Building
Remodel south side of lobby to create a space for a
Job Kiosk and counters to fill out applications.
- HVAC Performance Upgrades
- Moran Prairie: Install external air intake pre-filters
and modify intake ducting for improved performance and
indoor air quality.
- Bemiss: Upgrade controls on classroom additions and
modify gym return air ducts to improve performance and
indoor air quality.
- Interior Lighting Upgrades - Various Locations
Provide upgrades to lighting system controls, replace
older T-12/magnetic ballast lighting systems with energy
efficient T-8/electronic ballast fixtures, and provide for
the use of natural lighting where possible.
- ITSC Air-conditioning - Phase I
First of five phases to air condition the ITSC facility
due to staff working year-round. Phase One provides a central
chiller system and unit-ventilators in the Help Desk area.
Additional phases will be scheduled for subsequent years.
- Locks and Hardware - Ferris and Rogers
Mass replacement of door locks and hardware to bring
numerous miscellaneous areas onto our Grand Master keying
system.
- Mezzanine - Garry
Add modesty panels to the mezzanine above the Garry
Library.
- MHOH Modifications - Ferris
Modify a classroom and restrooms for use by Special
Ed. for multiply handicapped students. Remodel restroom,
widen doorways in classroom, relocate fixtures to ADA heights,
provide cabinetry, etc.
- Painting - Various Locations
Interior and exterior coatings to protect district facilities
and improve aesthetics: Franklin - corridors, Glover - exterior,
Jefferson - classrooms, Linwood - classrooms, Madison -
corridors, Lidgerwood - classrooms, Pratt - classrooms,
and Ridgeview - classrooms and/or corridors.
- Play Equipment Replacement - Westview -
Replace old, decrepit and/or unsafe playground structures
with new equipment that meets Safety Services and Health
Dept. guidelines.
- Play Surface Material Replacement - Various Locations
Replace soft-fall material under playground equipment
at various locations. This material is scheduled for replacement
on a five-year cycle.
- Purchasing/Plant Dept. Updates
Modify work areas to accommodate additional staff brought
on to support the Bond work, and to more effectively support
current programs and procedures.
- Remodel of Relocatable Classroom - Bryant
Remodel a two-classroom relocatable unit to house a
tutoring center and a disruptive student program.
- Roofing Issues - Various
Replace roofing system, underlayment, flashings, parapets
or edge moldings at sites designated during last year's
Roof Assessment Survey to have a life expectancy of 0 to
1 years. (NOTE - Not every portion of every building will
be re-roofed.) This would include sections of Salk, Shaw,
Garry, Rogers, Bryant, Havermale, Balboa and Indian Trail.
- Sewer System Tie-in - Mullan Road
Take facility off of septic system and tie into city
sewer system per regulatory mandate.
- Stage Curtain Cleaning/Fireproofing - Various
Clean and fireproof stage curtains at various facilities.
- Storage Shed Construction - Prototypical Sites
Create a 10' x 24' exterior block storage structure
to be attached to the existing facility.
- Street Vacation - Audubon
Complete the vacation of Elm Street. Relocate fence
and install bollards to provide for a maintained pedestrian
walkway between District property and the adjacent Pizza
Hut.
- Tech-Prep Lab - Shadle Park, Room 113
Architectural, electrical and mechanical modifications
and upgrades to create a Tech-prep lab.
- Windows - Linwood
Replace the windows in the Linwood office with weather-tight,
energy efficient glazing.
- Workroom Exhaust System - Whitman and Cooper
Add exhaust fans to the prototypical school's workrooms,
and direct exhaust to the main copier within the workroom.
Modify the office fresh air system to provide VAV (Variable
Air Volume).
- Year 2000 Issues - District Wide
Update building systems and equipment to ensure that
they are Y2K compliant.

Upgrade restrooms, drinking fountains, and other minor

and indoor air quality issues.
- Ceiling Tile / Diffuser Project
Modify HVAC system for improved effectiveness and increased
distribution of air by relocating diffusers and installing
rectangular diffusers instead of the existing linear slot
style. Most spaces within the facility will have new ceiling
tile installed as a part of this project as well.
- Collision Repair Lab IAQ Issues
Installation of a dust collection system, modifications
to the existing prep station and the installation of a fresh
air system for the new paint spray booth.
- Electrical System Upgrades
Replace fire alarm panel with new addressable system,
replace intercom main panel with newer technology, modify/upgrade
energy management controls and possibly provide a backup
generator and associated controls.
- Painting
Apply interior and exterior coatings to protect district
facilities and improve aesthetics.
- Space Remodels
Remodel the following spaces to better meet the needs
of current and future curriculum:

at all locations within 36" of a water source.
- Exterior Lighting Improvements
Improve the exterior lighting at the site for added security
and to facilitate energy conservation measures.
- HVAC Improvements
Modify the ventilation system in the Cosmetology Lab and
Graphics Arts classrooms to improve the Indoor Air Quality
by removing fumes and particulate contaminants.
- Kitchen Walls and Back-splash
Repair deteriorated walls in the kitchen and install stainless
steel or FRP (fiberglass reinforced plastic) board to prevent
future water damage.
- Overhead Door Actuators
Install electric door actuators on fourteen overhead roll-up
doors throughout the facility.
- Paint Spray Booth
Replace paint spray booth in the Automotive Body Repair
class with a unit that meets current Department of Labor
and Industries health and safety code.
- Roof Work
Replace the existing built-up roofing system with a new
"high tech" single membrane EPDM roofing system.

Remove the asbestos containing acoustic treatment in the
hallways throughout the facility. Perform encapsulation
and spray lock-down throughout the crawl tunnels and pipe

moldings at all facilities over fifteen years in age. Analyze
roofing areas deemed to be deficient by means of invasive
testing, digital thermography, or electronic resistance.
Develop scope of work and project specifications to remediate
problematic areas. Develop roofing system data base for
use in long term monitoring and analysis.
- Roof Work I - Northwest Facilities
Repair or replace roofing systems, flashings, parapets or
edge moldings at Salk, Shadle Park (Annex), Finch and Havermale.

Replace deteriorated and/or severely uneven sections of
sidewalk as necessary at Roosevelt, Shaw, Grant and other
sites.
- Tennis Court Resurfacing - Garry and Shaw
Resurface courts to improve play and safety, and to increase
useable life.
- Underground Tank Removal - Maintenance Facility
Remove two single-wall underground storage tanks, one gasoline
and one diesel, per Federal regulation. Replace with dual-chamber,
double wall tank. Replace fuel pumps and install lighting
and overhang.
- Unit-ventilator Electrical Modifications - Ferris
Re-locate on/off/speed selector from interior of unit-ventilators
to exterior of cabinet. Interior of unit-ventilator is hazardous
